Please accept our formal thanks for all you did in helping us purchase our new Wisconsin home. Susan and I fondly recall how we called you just prior to the July 4th weekend and asked you to show us a few properties, even though we "weren't in the market." You were so gracious with your time and gave up a few of your valuable holiday weekend hours. During that time, looking at 4 properties, we never felt rushed or pressured. Than, thank you for guiding us through the purchasing process and structuring a very fair escrow period. I believe you even absorbed the final month of the owners' payments, to help us extend the time we needed to sell our other house. Most of all, what really impressed us was your attention to detail in the closing days of the transaction; how you maintained the yard, saw to it that all of the contingencies were satisfied, went the extra mile in having them paint extra roof trim, and kept an eye on the place all the way down to rolling the boat door up out of the water. Many realtors would have coasted toward the close. You seemed to pick up speed. Finally, at closing, you covered our part of the contingency plumbing costs, said you were handling maintaining the sprinkler system prior to freezing weather and even brought over a plate of cookies! We are truly in your debt. Well, now we have been on both sides of the ball. You listed and sold my mother's relatively modest house and demonstrated just as much integrity and professionalism with her as you did representing us as buyers for a high end home on Doty Island. Buying Land and New Construction >What About the Water
If you are considering buying acreage, your real estate agent will probably supply you with basic information about the soil quality, zoning and property boundaries. Whether you intend to build a vacation home or a working horse ranch, you'll also need to know about the water quality and quantity.
If the land is not in an area where water is supplied and tested by a municipal water system, you will need to drill a well for drinking water even if the land has surface sources that provide water for irrigation. Instead of paying monthly water bills, you'll be investing a substantial sum to drill the well and maintain it over time. Contact the county water department to determine how many gallons per minute you and your family (or agricultural business) will require. Talk to the neighbors to find out how long it actually takes to obtain permits to drill for water in that area, and get estimates from local companies on drilling costs.
With a little detective work and help from your agent you can discover any local problems with contamination of the water supply due to toxic substances. Surface waters such as streams, ponds or lakes may be considered public property, and may require you to obtain a water use permit from the state in order to dam a creek or pump water from a supply that sits on your land.
